One of the first things to do is prepare your house for sale. This includes making any repairs that are needed, decluttering and cleaning, and freshening up the exterior of the house.
Determining the Price There are several factors that play a role in determining the list price. These include comparable sales for your neighborhood, the condition of your house, and your motivation for selling. Things that don't determine the price is how much you paid for it or the total cost of updates that you've made to the house.
Staging and Photography
According to the National Association of Realtors, over 90% of buyers find their house online. The photos of your house may be your only chance for a great first impression. Understanding this, I'll provide you with some tips for staging the house to create a lifestyle that will allow potential buyers to picture themselves living there. A photographer will come out to take photos that present your house in the best light.
Showings and Open Houses While your house is on the market, it's important to be flexible with scheduling appointments. You may find yourself eating out while buyers tour your house during dinner hours or spending Sunday afternoon at the park during an Open House. Some buyers have a small window of time in which they are available to see houses due to work schedules or other commitments. Before leaving the house, it's a good idea to take a few minutes to tidy up by wiping down counter tops, putting laundry away in the hamper, and taking out the trash so the house is ready to show at any given time.
